3/15/2016 – Dayton, Ohio A historic downtown Dayton building is getting big upgrades. Liberty Tower at 120 W. Second St. will see an $870,000 renovation throughout this year as major green energy upgrades are implemented to its electrical and HVAC systems. This marks an effort to modernize the energy systems in the building, which is on the National Registrar of Historic Places, officials tell me.
The building, which is 90 percent leased, is owned by the Powell family, which also owns Wilmington-based Liberty Savings Bank. The work will be done by Tipp City-based Energy Optimizers USA, which estimates that when done at the end of the summer, the upgrades will save the owners $99,000 a year in utility costs.
The project could help the historic West Second Street building land new tenants. At 295 feet, Liberty Tower is one of the tallest buildings in Dayton.
“This is going to keep the building at a high level of attractiveness for new tenants,” said Belinda Kenley, vice president at Energy Optimizers USA.
Crest Commercial Realty manages leasing for the 23-story high-rise, an Art Deco landmark built in 1931, which has about 97,500 square feet of space, according to information from the Downtown Dayton Partnership. The building will be eligible for $70,000 in rebates from DPL Inc. and also is certified through the Dayton Regional Green 3 initiative. Energy Optimizers will replace all interior and exterior lighting with LED lights which use 60 percent less energy, replace controls on HVAC, replace steam boilers and hot water heaters and perform asbestos abatement. “Our building is historic, but that doesn’t mean we must continue operating with outdated and inefficient equipment,” said Ryan Powell, chief administrative officer for Liberty Savings Bank.
The move also marks an expansion into a new kind of work for Energy Optimizers, Kenley said. The company has focused on secondary education and other properties for green energy upgrades, but this is one of its first large commercial office projects, and one of its first jobs in downtown Dayton.
“It will certainly be attractive to potential tenants and those businesses already in the building,” Kenley said. “It’s great to be able to help make downtown Dayton a more vibrant city.”
